For over 30 years, Howard M. File, Esq. has
competently and successfully represented numerous commercial and
residential property owners, lending institutions, developers,
contractors, and business entities in complex commercial and civil
litigation matters throughout the Metropolitan/New York area in both
State and Federal Court as well as the Appellate Court level.
Our firm has extensive experience handling real
estate transactions and litigation involving specific performance
and breach of contract, foreclosures, partition, and encroachment
actions and we have one of the largest Landlord/Tenant practices in
Staten Island, where we represent both large and small landlords in
commercial and residential non-payment and holdover proceedings as
well as lease preparation and review. We also represent over 50
Condominium, Cooperative and Homeowner Association Boards, and
numerous property management firms in all areas of condominium and
co-op law.
Mr. File’s widely diversified litigation
experience includes a rapidly growing matrimonial practice,
primarily in Staten Island, where he has successfully represented
hundreds of clients in divorce, separation, custody, support, and
visitation matters and where he has combined his vast business
knowledge and expertise to formulate, negotiate, and resolve complex
property settlements and distributions.
This general business knowledge and experience,
combined with the banking background and experience of Robert
Farrell, Esq., enables the Law Offices of Howard M. File, Esq., P.C.
to use its expertise in representing numerous clients in the
purchase and sale of businesses and commercial and residential
properties, the formation and dissolution of business entities,
corporations, limited liability companies, and partnerships, and the
preparation and review of shareholder and partnership agreements,
buy-out agreements, and all forms of business contracts.
With the aging of some of our clientele and the
advent of more sophisticated estate planning and elder care issues,
we have greatly expanded our Trust and Estate work to include not
only Will and Trust preparation and probate, but more involved
procedures and methods to protect and preserve clients’ and
decedents’ assets with the least tax consequences.
Since Martin
Rubenstein, Esq. joined our firm after many years of personal injury
experience at Kelner & Kelner, he has successfully litigated and
resolved hundreds of personal injury and medical malpractice cases,
involving automobile accidents, slip and fall, construction
accidents, and product and premises liability. He has also
successfully obtained several verdicts and settlements in excess of
$1,000,000 in complex medical and dental malpractice cases. Since
Mr. Rubenstein exclusively handles personal injury and malpractice
matters, he is able to devote, together with our highly experienced
staff, the time and resources necessary to achieve the best results
for our clients.
